As a Realtor if you are just taking your clients word for it that they are “pre-approved” with their bank, YOU SHOULDN’T! As a mortgage broker I have seen time and time again when clients say they are “Pre-Approved” or have a “Rate Hold” with their financial institution only to find out that their financial institution won’t provide financing for some reason or another.
Every client that I work with goes through an application process that ensures that when they are out looking at properties with a Realtor they are in the position to write an offer and are also provided with a “Pre-Approval Certificate” which can be provided to their Realtor.
Clients have the option of applying for a mortgage online and a pre-approval certificate and rate hold can typically be issued in 24hrs. If a client is in need of a rush application it can also be done over the phone.
